Looking for tips-going into 2nd year with partner split-up

Going into 2nd year and my partner is ready to walk out. We had all of our start up money for 1st year and this includes for inventory and rent. Now just past 1 year anniversary and various things going on in the area that we are located in that has impacted us, with our volume of sales. Sales figures are only a 1/4 of what they were last year. It`s been weather, construction, overhead of rent being so high, since we are located in a tourist area. Please someone email me or I would like to acutally speak to someone about this situation to get some advice, via telephone, or anyway possible. My gut is telling me not to give up, but she is ready to walk. Will probably have to find myself a new place to locate. Have some ideas, but don`t know how good they are and don`t want to lose alot more money. Please read profile and get back with me b-4 i go nuts.
