How do you attract and keep visitors when they come to your sites?

Hello everybody!
When marketing, we spend a lot of money on advertising facebook ads, google ads, but most of us do not measure specifically how many people visit the site? Which sites do they visit on the website? What time do they arrive? Which country are they from? ...
If we control that, we will save a lot of money for this type of advertising, because when we understand the behavior of site visitors, we will have a basis to make analysis, accurately evaluate through which we devise appropriate marketing strategies.
So how do you get there, how to attract and retain website visitors? and how to convert it into a customer?
