i have recently bought and owned a retail store for more than 2 years now(been in business for 5) and it has really begun to take off. with this steady and garaunteed income we are looking to get into the real estate commercial properties to help expand our portfolio, since we are incorporated, and we would like to build our credit as well. im not sure what to include here but due to my bad/low credit i wont be able to apply through a bank.

It is important to note the condition of financing and what banks are currently doing. In today's climate the banks simply are interested in fitting products that help them in a secondary market (basically reselling your loan). So they are not necessarily looking at making a good loan.
